Baldwin County's February 2025 Housing Report
March 10, 2025ROBERTSDALE, Ala. – A detailed look at the Baldwin County real estate market for February 2025 shows growth in overall sales volume and traditional residential sales, contrasted by the resort area's data, which indicates a decline in sales volume but a substantial increase in average sale prices. Baldwin REALTORS® Multiple Listing Service (MLS) reports a year-over-year increase in Baldwin County’s Closed Sales for February 2025. Total sales volume for the county also increased by 13.1% from $176,914,696 in February 2024 to $200,130,713 this past month.
For Traditional Residential properties in Baldwin County, a total of 320 sold last month, compared to 272 in February 2024. Average sales price remained almost flat with only a $35 decrease: $407,494 last month compared to $407,529 in February 2024. Average days on market (DOM) reported at 75 DOM – a 27.1% increase from 2024’s 59 DOM.
The Resort area of Baldwin County (all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Rd/180) saw a total of 93 properties sold, compared to 101 in February 2024 – an 8% decrease. Average sales price rose by 14.6% at a resulting $749,811. And average DOM increased 64.1% in this area with 133 DOM in comparison to February 2024’s 81 DOM.
